Loan Application Checklist

​An Allnet Mortgage Representative will schedule a convenient conference call with each Borrower, to clarify and explain the document process. Documents can be hand delivered, scanned or faxed into our secured location.

The documentation needed includes:

Property Information (if you already have a contract on a house)
Purchase Agreement.
IMPORTANT: Please confirm both the Seller & Buyer have initialed any contract changes on all pages
If you are selling your current home, copy of listing contract.
If you have sold your current home, copy of settlement statement (HUD-1).

Income & Assets

Pay stubs for the last 30 days.
  For the past two years:
 

Names, addresses, phone numbers and contacts of each employer.

W-2s of each employer
Latest two month statements for each financial account offering, checking, saving, money market, mutual fund, investment, brokerage, retirement, 401K, 403B, SEP, IRA,, Roth IRA. Please include life insurance face and cash value. IMPORTANT: PLEASE PROVIDE ALL PAGES OF STATEMENTS, EVEN IF PAGES ARE BLANK (EX: PAGES 1-6 WITH PAGE 6 BLANK, ALL PAGES). DO NOT WHITE OUT OR CROSS OFF ANY INFORMATION ON STATEMENTS OR REQUESTED DOCUMENTS
Down Payment Check
Estimated value of personal property and furniture, OPTIONAL.
  If you have made any large deposits to your accounts:
 

Explanation and source for deposit (ex: savings, gift, home equity on sale or combination)

If large deposit was a gift:
 

Signed gift letter (lender can supply).

Copy of gift check.

Copy of deposit receipt.
  If you own more than 25% of a business:
 

Corporate or partnership tax returns for past two years (please confirm K1's provided).
  If self-employed:
 

Tax returns for the last two years (with schedules).

Year-to-Date Profit and Loss Statement prepared by an accountant.
  If you own rental property:
 

Tax returns for the last two years. If recently purchased rental property, current rental agreements, along with mortgage statements, real estate tax and homeowner insurance invoices for each property
  If you are retired:
 

Pension Award Letter.
  If you receive Social Security:
 

Social Security Award Letter.
  If you are counting child support as income:
 

Copy of divorce settlement.

Copy of twelve months of cancelled child support checks.

DEBT: NO NEED TO PROVIDE INFORMATION OR COMPLETE THIS SECTION ON YOUR APPLICATION. A TRI-MERGED CREDIT REPORT, REFLECTING ALL DEBT AND CREDIT SCORES, WILL BE RETRIEVED FROM EQUIFAX, TRANSUNION AND EXPERIAN AND POPULATED ONTO YOUR APPLICATION. UPON STARTING YOUR ONLINE APPLICATION, YOU WILL BE DIRECTED TO AUTHORIZE US TO RETRIEVE YOUR CREDIT REPORT. ALL BORROWERS WILL RECEIVE A COPY IMMEDIATELY. 

DO NOT COMPLETE ON APPLICATION: Names, addresses, account numbers, balances and monthly payments on all current loans.
DO NOT COMPLETE ON APPLICATION:Explanation of credit report anomalies, including:
 

DO NOT COMPLETE ON APPLICATION: Late payments, credit inquiries in the last 90 days, charge-offs, collections, judgments and/or liens.

PROVIDE IF REQUESTED: Bankruptcy filed within last seven years (bring a copy of your bankruptcy papers).

VA Loans

Copy of DD Form 214, Report of Separation. SPECIAL HANDS-ON SERVICE FOR VET BORROWERS

Miscellaneous

Photo ID and proof of Social Security number.
Residence addresses for the past two years.
If applicable, a copy of your divorce decree.
If you are not a citizen, a copy of the front and back of your green card.
